Holland Park

Residential refurbishment

Plan of Work stages 1 & 2

Feasibility study for the refurbishment of a 880m2, 5 storey, grade II listed villa, including a new 55m2 basement under the rear garden for a private client. Coull Architecture were the lead London consultant within an international team undertaking a feasibility study to determine the planning risk for the proposed development.

Project management responsibilities included managing the tender, briefing, appointment and invoice processing of over 20 consultants and surveyors; coordination of the team including meetings, minutes and instructions; risk and programme management; providing ongoing feedback to the client team including a synopsis of the planning risks through a series of pre-application meetings.

Architectural services covered the design of the basement construction for a swimming pool and ancillary spaces and guidance and feedback on the internal refurbishment of the original villa.

Feasibility study for the comparison of the refurbishment of an existing 4 storey building versus its demolition and construction of new 5 storey building to provide bespoke for family apartments for the client and their family.

Project management services included the identification of all necessary consultants and surveys, a breakdown of all foreseeable project costs, identification of project risks and provide a programme and schedule of accommodation.

Architectural services covered indicative layouts of the refurbished and new-build scheme to test the client brief and, along with a simple specification, allow for the pricing of the two options by a Quantity Surveyor.

Full refurbishment of a 485m2 GIA six-storey semi-detached house for a private client. Coull Architecture were the lead London-based consultant within an international team.

Project management included identifying, tendering, briefing and appointing necessary consultants and surveys, sourcing historical records, management of the London design team, contract documentation and administration, updating of the O&Ms and point of contact with the Phillimore Estate.

Architectural services included the preparing of planning applications for various external alterations and additions, construction information for building regulations compliance.

Ashby Mews

£650,000 project cost

Design focused new build live/work for an artist. Two large studio/gallery spaces on the ground floor with a 90m2 two bedroom flat on the first. Brought in to re-design and obtain planning in difficult circumstances, develop the technical design, manage the procurement process and provide advice through the construction phase.

Project management services included identifying, tendering, briefing and appointing necessary consultants and surveys, coordinating with the two neighbouring developments occurring simultaneously, agreeing terms and preparing Access to Neighbouring Land licences with neighbours to the rear.

Architectural services included the full concept and detailed design of the building in close conversation with the client to provide a bespoke space that maximised the daylight to each room within a single frontage building.

The building was featured on Building the Dream for the channel More4 (series 6, episode 1).

Coull Architecture was the lead consultant in the refurbishment of a 90m2 one-bed flat within the Grosvenor Estate in the Royal Borough of Kensington and Chelsea, London for a private client.

Project management included reviewing and responding to the demands of the Licence to Alter, undertaking any necessary surveys including their appointments, responding to neighbour issues including arranging for Schedules of Conditions, undertaking a competitive tender procurement process and contract administration of the refurbishment works.

Architectural services included a Listed Building Consent application for the internal refurbishment and a planning application for the external alterations along with technical documentation and specification complaint with the estate standards.

Refurbishment of a 90m2 one-bed flat within the Royal Borough of Kensington and Chelsea, London for a private client. Coull Architecture was the lead London-based consultant within an international team.

Project management included reviewing and responding to the demands of the Licence to Alter, undertaking any necessary surveys including the appointments and responding to neighbour issues including arranging for Schedules of Conditions.

Architectural services included the preparing of a Listed Building Consent applications for the proposed internal refurbishment and a planning application for the external alterations along with specifying a retrospective floor construction to provide significantly improved acoustic separation and regular site inspections as the works progressed.

Loburo Centre

A charity-led community centre for children and young adults in need to support, education and training which also provides wider community benefits.

Coull Architecture is leading an international team in preparing the feasibility study, concept design and construction information while also providing promotional material for fundraising.
